02 / A PERSON, NOT A PROCESS

Big decision.
Human conversation.

Hello, I’m Robert. I started Earlsgate to make mortgage advice feel a little more straightforward.

I’m a Chartered Financial Planner and mortgage adviser, with a background spanning mortgages, protection, pensions and investments. That wider perspective helps me understand how a home fits into the rest of your life.

Earlsgate was founded in Folkestone in 2025. I work with first-time buyers, home movers, self-employed clients and landlords, with clear explanations and considered recommendations.

03 / FROM HERE TO HOME

Let’s make it
manageable.

You don’t need to have everything figured out. That’s what the conversation is for.

01

We talk about you.

Your plans, your finances and what you need from a mortgage. We’ll cover the service and costs before you decide to proceed.

02

I work through the options.

I research suitable lenders and explain the recommendation, including the rate, fees and the trade-offs that matter.

03

We take it forward.

Support with the application, lender questions and the steps towards completion. You’ll know what’s needed next.

STRAIGHTFORWARD FEES

Clear from the first conversation.

£250on formal mortgage offer

No upfront mortgage advice fee. The fee is payable when a formal mortgage offer is secured. A lender commission is also received on completion. All costs are confirmed in writing before you proceed.

04 / PUT A NUMBER TO YOUR PLANS

What might
your next chapter
cost each month?

Move the numbers around to get a feel for a repayment mortgage. Then let’s talk about what’s right for your circumstances.

Why use an independent mortgage adviser?

A bank can usually only advise on its own mortgage range. An independent adviser can consider a range of lenders, explain the options and recommend a mortgage suited to your circumstances. I also support you with the application and lender queries.

How much does your mortgage advice cost?

The mortgage advice fee is £250, payable once a formal mortgage offer is secured. There is no upfront mortgage advice fee. Earlsgate also receives commission from the lender on completion. The service and all costs are confirmed in writing before you proceed. If you’re asking about equity release or a different service, we’ll discuss the applicable costs separately.

Can you help if I’m self-employed?

Yes. I work with self-employed clients and can look at how different lenders assess your income. The documents and trading history needed depend on your circumstances and the lender. Tell me how your business is structured and we can establish a useful starting point.

Should I stay with my current lender?

Sometimes staying is the right option; sometimes another lender is a better fit. We can compare the rates, fees, any early repayment charges and your plans before deciding. A lower headline rate alone doesn’t tell the whole story.

What should I have ready for our first conversation?

A rough idea of your income, deposit or current mortgage balance, regular commitments and what you want to do. You don’t need to send financial documents to make an initial enquiry. Once we know more, I’ll explain which documents are needed and how to provide them.

Do I need to be based in Folkestone?

No. Earlsgate was founded in Folkestone and supports clients across Kent and beyond. We can start with a phone conversation and agree the most practical way to work together.
